Vacant Elm Royd Nursing Home, Elmwood Drive, Brighouse – Consultation now closed

Background:

Proposed development of former care home Elm Royd located to the west of Elmwood Drive, Brighouse as per proposed Site Plan above.

The site is located north of Elland Road which runs into the town centre of Brighouse. Brighouse bus station sits approximately half a mile to the south east of the site with Brighouse Train Station located approximately 0.8 miles to the south east.

This proposal seeks to re-develop the now closed care home into a residential development comprising a mix of 1, 2 and 3 bedroom luxury apartments, to be sold on the open market.

The existing building comprises of a mixture of original building with extensions added over the years. This proposal seeks to replace the confused existing building with a coherent apartment block which will improve the aesthetic within this area of Brighouse.

This proposal represents a sustainable development adjacent to existing residential areas with the re-development of a now vacant care home site.

The site is well positioned within the town of Brighouse with a close proximity to local transport links and local amenities making it a sensible location for residential development.

Draft proposals comprise the construction of an apartment block in similar size and scale to the existing care home. The current proposal suggests 35 new apartments with the following mix:

  • 10 x 1-bedroom apartment
  • 20 x 2-bedroom apartment
  • 5 x 3-bedroom penthouse apartment

The development will provide 45 parking spaces for residents and visitors to ensure that no on street parking within the surrounding areas will be necessary. The existing access point from the previous care home will be adopted and re-used to ensure that no new access points will be proposed around the site, thus ensuring a minimal impact onto the existing road network.

Accommodation is split across three storeys with the top floor set back to reduce the overall massing effect of the building whilst also providing an opportunity to incorporate terrace spaces to the penthouse apartments.

The building will utilise a palette of materials found within the surrounding buildings as well as introducing some new materials which connect to the site and produce a contemporary look. Natural Yorkshire stone to the ground floor compliments the materials found within the immediate vicinity of the site whilst white render and larch timber cladding found within the upper floors ensures that the massing of the building is broken up and a contemporary feel can be created. The site has an abundance of trees which will complement the timber cladding and allow the building to fit into the surroundings.

All building works will be completely self-contained and will be managed from within the site and there shall be no overflow into the surrounding residential areas, ensuring that the disruption on local residents is minimal. All construction activity will be undertaken in line with a strict construction management plan which will ensure dust and noise is kept to a minimum and working hours restricted to Monday – Friday, 08.00 to 17.30. Construction of the proposed scheme should be completed within 12 months of commencement.

A full planning application will be submitted to Calderdale Council in due course.

The proposed development will produce 35 new apartments for private sale with an affordable provision to comply with local policy.

The apartments will cater to buyers wanting the opportunity to live within a stylish development finished to the highest standards and enjoying the benefits of the local amenities within a well-established residential area.
