Former Elm Royd Nursing Home, Brighouse
On behalf of Burleigh Care Ltd, we thank residents for responding to our initial consultation in July 2020 and thank those residents who responded acknowleding their support of the proposed use. In relation to some of the comments raised we wish to provide this further consultation as an opportunity to address some of these points.
In relation to the points raised by residents our responses are as follows:-
- Concern as to the age of the future occupiers—it is confirmed that the properties will only be occupied by the over 55’s.
- Concern as to the loss of trees and implications on privacy—the proposals do not seek to remove any trees.
- Concern raised of overlooking—the scheme has been designed to ensure any overlooking is minimised.
- Increased traffic—the proposals have been drawn up in line with the requirements of Calderdale Council. The impact of traffic has been sought to be minimised and we anticipated this to be less than the sites previous use as a care home.

Previous Consultation (Now Closed)
On behalf of Burleigh Care Ltd, we wish to inform you of the future development proposals for the former Elm Royd Nursing Home. The site is well positioned within the town of Brighouse with a close proximity to local transport links and amenities.
Draft proposals comprise the construction of a senior living apartment block in similar size and scale to the existing care home. The target market will be the 55 plus age group. The current proposal suggest 37 new apartments with the following mix:
- 17 x 1 bedroom apartment
- 20 x 2 bedroom apartment
The proposals will also incorporate an affordable provision. This is not a HMO development.
Accommodation is split across three storeys with the top floor set predominately within the roof space so to reduce the overall massing effect of the buildings.
Residents will benefit from the use of a communal dining and lounge space. A single guest suited is also provided to enable visitors to stay over as required. The building will also comprise a concierge reception.
Externally the building will utilise a palatte of materials found within the surrounding buildings as well as introducing some new materials which produce a contemporary look.
Proposed visuals of the scheme will be issued as part of a follow up public consultation process.
The proposals maintain the refuse store provision for the adjacent residential areas as agreed through the recently approved residential scheme.
Once completed, these proposals will be submitted for a Full Planning Application with Calderdale Council.
