Bankhead Group are intending to submit an outline planning application to the City of Bradford Metropolitan District Council for up to 70 no. residential dwellings on Land West of Heights Lane, Eldwick.

The Application Site is currently designated as Green Belt, however it is largely identified as a ‘Preferred Option’ for residential development (B14/H & B18/H) in the emerging Bradford District Local Plan (LP). Areas of land not identified as ‘Preferred Options’ have also been included to provide a logical and justified interface between the Prince of Wales Park and the residential development proposed.

At this stage our client is only looking to establish the 1) the Principle of Development, and 2) the suitability of the access point from Heights Lane. The indicative scheme has been carefully designed to ensure any future development preserves the existing characteristics of the Site and its surroundings. At this time the proposed layout is based on a scheme which can deliver 54 no. dwellings; however the overall quantum of development could increase depending on the housing mix proposed in future (hence the reference to 70 no. residential dwellings above).

In summary the proposal will provide:-

  • A boost to housing supply and an enhanced choice of new housing in a local market that has been starved of meaningful supply in recent years.
  • Pedestrian linkages into the Prince of Wales Park;
  • Public Open Space adjacent to the Prince of Wales Park;
  • 54 no. residential dwellings of which 20% (11 dwellings) will be affordable dwellings;
  • Residential dwellings will provide a mixture of 2, 3 and 4 bedrooms;
  • Large residential gardens some of which benefit from existing landscape features; and
  • Additional landscaping within the Application Site which will provide 1) opportunities for improving biodiversity and 2) assist in softening the appearance of the residential dwellings.

A consultation leaflet has been hand delivered to residents within the vicinity of the site informing of the proposals.
