Warning Tongue Lane, Cantley
We wish to inform you of the intentions of Persimmon Homes to submit a detailed planning application for much needed family housing at Warning Tongue Lane, Cantley.
The application site covers an area of 6.27 hectares and is located to the south of Old Cantley and east of the Bessacarr residential area, approximately 7km southeast of Doncaster town centre. At present, the site is used for agricultural purposes. It is bound to the north by the B1396 Doncaster Road, to the south and east by the M18 motorway and to the west by the McAuley Playing Fields and further agricultural land; beyond which lies Warning Tongue Lane. The site is sustainably located, within a short walk of public transport connections and local facilities.
The site forms part of a wider housing allocation in new Doncaster Local Plan (Allocation Ref. MUA50), which is to be formally adopted by the Council on 23rd September 2021. This means that the principle of housing development at the site is considered to be acceptable by the Council and an independent Planning Inspector. The Council have assessed the wider housing allocation to have a capacity of 275 dwellings.
Persimmon Homes is preparing to submit a detailed planning application for a residential development approximately 190 dwellings. Access is to be obtained from Doncaster Road at the northern boundary of the site. The residential development will consist of the following:-
- Delivery of much needed family housing
- A range of house types and sizes to meet the needs of the local community
- Provision of affordable homes in accordance with local planning policy
- 1.65 acres of Public Open Space including an equipped play area
- Landscaping across the site including the retention of existing hedgerows and the planting of new native species to deliver a net gain in biodiversity
- Provision of a green corridor to the east of the site which provides a buffer to the M18 and allows for wildlife connectivity
A consultation information leaflet has been hand delivered to residents within the vicinity of the site informing them of the proposals.

An indicative masterplan has been produced which shows how the site could be developed alongside the potential future development of the remaining land within the housing allocation. Any development on this additional land would be subject to a separate planning application and we are not seeking your views on development in the western part of the allocation. It is provided for your information only and to assist in illustrating how the whole allocation may be developed in accordance with the new Local Plan.
We welcome comments from the local community by 17th September 2021, there will be further opportunity to provide comments to Doncaster Metropolitan Borough Council once the planning application has been submitted and validated.
