Windmill Farm, Harrogate
On behalf of Anwly Land, Taylor Wimpey UK and Redrow Homes, Johnson Mowat (Planning and Development Consultants) are seeking to engage with the local community in relation to a proposed new residential development on the western edge of Harrogate on land at Windmill Farm.
The site is located off Otley Road (B6162), Harrogate and is currently allocated for residential development in the Harrogate Local Plan (Allocation Reference H49).
The site is considered a suitable location to meet the need for new homes, it is well located with ideal access to Harrogate Town Centre and good public transport networks.
The applicants have appointed a range of technical experts to assess the site’s opportunities and constraints including undertaking careful assessment of the greenspace, wildlife and trees on site which have informed the concept masterplan:-
The latest proposals comprise approximately 780 no. new homes as follows:
- A residential development for 780 new homes.
- 400 new homes to be delivered by Taylor Wimpey UK and 380 by Redrow Homes
- Approximately 40% of these new homes will provide affordable housing.
- A new primary school
- Community hub including a local convenience store
- 32% on site open green space

We are seeking comments on the proposals from residents and interest groups before finalising detailed design proposals. A consultation leaflet has been hand delivered to residents within the vicinity of the site informing them of the proposals.

We welcome comments from local community before and after submission of a planning application, there will be further opportunity to provide comments to Harrogate Borough Council once the planning application has been submitted and validated. A planning application is anticipated for submission in September 2021.
