Land off Hudson View, Wyke

On behalf of Jones Homes (Yorkshire) Limited (“Jones Homes”), which is part of The Emerson Group, Johnson Mowat is preparing to submit an outline planning application for up to 90. no dwellings including associated infrastructure works. All other matters are reserved except for the means of access into (but not within) the site from Hudson View, Wyke.

The application site (the site) extends to approximately 5.22 hectares and is currently in agricultural use. It is located to the north-west of Hudson View, which provides the primary access and connects to Huddersfield Road (A641). The land comprises small to medium-sized fields, enclosed by a mix of hedgerows, fences, trees, and dry stone walls. The site has an open, rural fringe character, shaped by its sloping topography, with land falling from north to south, and is complemented by woodland to the west. A location plan and indicative masterplan are enclosed within this letter.

The site adjoins the existing development limits of Wyke, which lies to the south and east and includes a mix of residential and employment uses. To the north and east are open fields, with Appleton Academy located to the north-east. Wyke forms part of the Regional City of Bradford within the Bradford District. The site is in a highly sustainable location, with good access to local transport links and amenities.

The proposed development will deliver up to 90 much-needed family homes in a variety of sizes and styles, including affordable housing in line with local and national planning policy. The scheme has been shaped by a landscape-led approach, with areas to the west and north of the site designated for Biodiversity Net Gain. These areas will enhance existing boundary features and introduce new habitats and planting. Within the main development area, the proposals continue this landscape-led strategy by retaining significant existing boundary planting and incorporating additional landscaping and ecological enhancements throughout. Sustainable drainage solutions are also incorporated, contributing to biodiversity across the site. A network of functional public open space is proposed, accessible to both new and existing residents, and will include connections to existing Public Rights of Way.

A consultation leaflet has been hand delivered to neighbouring residents informing them of the proposal for this site.
