Land off Park Road (A661), Spofforth

On behalf of Yorkshire Land Limited, Johnson Mowat is preparing to submit an outline planning application for 5no. custom build dwellings including associated infrastructure works. All matters are reserved except for the means of access into (but not within) the site from Park Road (A661), Spofforth.

The application site (the site) comprises approximately 0.498 hectares of land located opposite Hall Cottages, on the southern edge of Spofforth. The site is defined by an established hedgerow along the frontage and mature trees along the northern, eastern, and southern boundaries. Three detached residential properties adjoin the northern and eastern boundaries, set within a mature, wooded landscape that provides effective visual screening from the site. A custom build development provides scope for a plot owner to design and build a house that meets their individual needs. Following the grant of outline planning permission, Reserved Matters applications will be submitted for each plot individually, addressing the detailed design and layout of the dwellings, as well as associated highways and landscaping elements.

A Design Code has been prepared in support of the outline planning application, demonstrating the intention to deliver a high-quality, low-density development that reflects the established character of Spofforth. The scheme promotes traditional architectural forms alongside modern sustainability measures, enabling individual expression through custom build while ensuring a cohesive and well-integrated sense of place.

Each plot has been designed in accordance with an individual plot passport, which sets out key design parameters for 5no. detached, two-storey, four or five-bedroom dwellings. These passports will guide future reserved matters applications, ensuring alignment with the overarching design vision while allowing for bespoke design solutions.

Johnson Mowat and Yorkshire Land Limited welcomes comments regarding the proposal. We hope that constructive feedback will assist in delivering a scheme that meets the aspirations of both local residents and the wider community, while securing the delivery of much-needed custom build housing in the North Yorkshire Council (Harrogate Area).
