Land East of Stoney Lane, Spondon
Harworth Group intend to submit an Outline Planning Application for the residential development of Land east of Stoney Lane, Spondon.
The site forms proposed allocation HA7 (Stoney Lane, Spondon) in the emerging draft Local Plan for Derby. The draft allocation includes a requirement for the site to deliver a minimum of 400 no. new, high quality homes.
The downloadable Illustrative Masterplan shows how the site could be brought forward for development. The site is able to support an integrated residential community with a range of house types, sizes and tenures, including affordable homes, suited to families and older people.
Where possible, the proposals seek to retain existing trees and hedgerows, and provide new green spaces including public open space, play facilities and amenity routes. A green buffer is proposed along the western edge of the site to the rear of adjacent properties.
The proposed development will also provide pedestrian and cycle links into Spondon and connect with footpaths towards Ockbrook. Access for cars will be at a new junction on Stoney Lane close to Brian Clough Way.
As required through the planning process, the development will achieve a biodiversity net gain of at least 10% and contributions to support any necessary improvements to public services and infrastructure.

Following this consultation, Harworth Group’s masterplanner and consultant team will review and consider all comments received prior to the submission of a planning application to Derby City Council. The Council will then undertake a formal public consultation on the planning application.
