Land off Keresforth Hill Road, Barnsley

On behalf of our client, Bellway Strategic Land, we write to inform you of their intention to submit an outline planning application to Barnsley Metropolitan Borough Council for the residential development of land off Keresforth Hill Road, Barnsley.

The application Site currently in agricultural use and located to the southwest of the Kingstone area of Barnsley. A Site Location Plan is provided overleaf.

It is anticipated that the proposal would provide:

• A boost to housing supply and enhanced choice of market and affordable housing in the local area, including 25% affordable homes, in a varied housing mix to meet local housing need (including a range of 2–5 bed properties).
• A main point of vehicular access from Keresforth Hill Road.
• New pedestrian and cycle connections incorporated within the development to improve connectivity.
• Retention and integration of the existing Public Right of Way (PRoW) within the site layout, maintaining connectivity and enhancing permeability through the development.
• Areas of Public Open Space (POS) incorporated within the site to provide recreational opportunities and contribute to the overall quality of the development.
• Retention and enhancement of existing trees and planting to strengthen green infrastructure and biodiversity.
• Sustainable Drainage Systems (SuDS); and,
• Retention of existing site boundaries, together with additional landscaping within the application site, to improve visual amenity and provide natural screening where appropriate.

Bellway Strategic Land are committed to ongoing engagement local residents.  A community consultation event will be held ahead of us making the planning submission. The details are as follows:
