Land off West Lane, Baildon
On behalf of our client, the landowners, we are preparing an outline planning application for the residential development of land off West Lane, Baildon.
The City of Bradford Metropolitan District Council (CBMDC) is currently unable to demonstrate a five-year housing land supply, with the latest position identifying a supply of just 2.08 years. This significant shortfall highlights the urgent need for new housing across the district. Whilst the site is currently designated as Green Belt, it has been identified as a Preferred Option for residential development (Refs: BA2/H and BA6/H) within the emerging Bradford District Local Plan, demonstrating its potential role in meeting future housing needs.
The proposed development will deliver much-needed family and affordable homes in a range of sizes and tenures, helping to address local housing needs. The scheme represents a sustainable and logical extension to Baildon, generating social, economic and environmental benefits, including investment in the local economy and support for local services and infrastructure.
Given the Council's significant housing land supply deficit and the site's identification within the emerging Local Plan, the proposals represent sustainable development that can make an important contribution towards addressing Bradford's housing needs. The scheme adopts a landscape-led approach, incorporating:
- A landscaping buffer along the northern site boundary to provide a strong landscape edge and soften views of the development. Additional landscaping buffers adjacent to sensitive site boundaries to reinforce existing vegetation and integrate the development into the surrounding landscape.
- A dedicated Biodiversity Net Gain (BNG) Area extending through the northern part of the site to deliver ecological enhancement and habitat creation.
- Two areas of Public Open Space (POS), centrally located and towards the eastern part of the site, providing accessible recreational space for future residents.
- A new public right of way connection to Green Lane, improving pedestrian connectivity and encouraging sustainable travel; and,
- A clearly defined vehicular route through the site, providing access to the development while supporting a legible layout.
